Learn how to evaluate the potential of real estate assets and develop a strategic investment approach tailored to multifamily and affordable housing.
The type of work you will be doing replicates a “day-in-the-life" of an entry level real estate investment analyst. In this Build Project, you'll wear the hat of a Real Estate Financial Analyst and develop comprehensive financial models for value-added real estate investments. Under the supervision of an experienced Build Fellow, you'll conduct in-depth economic and due diligence analysis on various investment opportunities in the real estate space. You'll become familiar with industry tools like Excel and ARGUS Enterprise Valuation Software to conduct investment analysis. All this will happen in an environment that simulates the operations of a real private equity investment committee.
Get to know the Project Leader and other Student Consultants, ask questions about the project requirements, prepare your workspace.
Begin with market analysis and research by selecting a specific U.S. city to focus on for your investment study; start building a "Market Assumption Matrix" using historical market data.
Dive into property valuation techniques, selecting a real estate asset for valuation, and start your preliminary financial analysis using Excel and ARGUS Enterprise Valuation Software.
Conduct a detailed cash flow analysis, developing a Year 0 and Year 1 pro forma for your chosen real estate asset, and assess its intrinsic value.
Learn financial return modeling and formatting, complete an Excel financial valuation model exercise, and start applying these skills to your chosen asset.
Engage in real estate investment analysis, working on a case study to identify strengths and weaknesses of a real-world deal.
Focus on debt financing and leverage, identifying different debt structures for your project and assessing their viability.
Polish your project deliverables and present them to the Project Leader and other students in the final group session.

Alnur is a Finance Build Fellow at Open Avenues, where he works with students leading projects in Finance and Real Estate.
Alnur is an investment professional at Mile Rock Capital where he works on acquisitions, transaction management and asset management of real estate assets across the country, particularly in affordable housing and retail. Alnur has 5 years of experience in Finance. His prior experience involves time at KingSett Capital, Goldman Sachs and Sterling Organization. Alnur also has prior experience as a mentor and tutor with Access Employment where he helped newcomers to Canada navigate job recruiting and employment opportunities.
Alnur holds a Bachelor of Science in Business degree from New York University's Stern School of Business.
